The Rhode Island housing market continues to show steady movement as we close out the summer season. Here’s a quick breakdown of the August 2025 single-family home sales report:
Median Sales Price: $510,000 (up 4% compared to last year)
Number of Sales: 767 homes sold (down 4.6%)
Pending Sales: 885 homes (down 2.3%)
Months of Supply: 2.8 months (indicating a strong seller’s market)
For Sellers: With home prices climbing and inventory still limited, sellers remain in a strong position. Homes priced competitively and presented well are moving quickly.
For Buyers: While affordability remains a challenge with rising prices, slightly fewer sales and pending contracts suggest a bit more breathing room than earlier in the year. Still, with just 2.8 months of supply, competition remains.
The Rhode Island market remains tilted toward sellers, but motivated buyers still have opportunities if they’re prepared and working with a knowledgeable real estate professional.
