There is a lot of uncertainty in real estate right now. Mortgage rates are high, affordability is still a major challenge, and some homes are taking longer to sell.
But here is the important part:
Don’t panic. Real estate markets go through cycles—and the right strategy can make a big difference.
Mortgage rates have been one of the biggest challenges for buyers. The average 30-year fixed mortgage rate reached 6.95% on September 17, up from 6.76% the week before and 6.26% one year ago.
Earlier this month, the 30-year rate reached 6.71%—the highest level in 13 months.
That directly affects purchasing power. A higher rate means a higher monthly payment, which makes affordability more difficult even when home prices don't change.
But there is another side to the story.
Rhode Island's housing supply is gradually improving.
There are more homes available than there were a year ago, and some properties are taking longer to sell. We're also seeing more price reductions.
For buyers, that means more choices and potentially more opportunities to negotiate.
For sellers, it means pricing correctly matters more than it did during the frenzy of the past few years.
This is where perspective matters.
Rhode Island's August single-family median sales price was approximately $544,000, up 6.7% from August 2025, while single-family sales were down 3.4%.
So we're seeing something important:
Prices are still rising, while sales are slowing.
That doesn't automatically mean a market crash.
It looks more like a market adjusting to higher borrowing costs and changing buyer behavior.
Buyers don't necessarily need to rush into every property anymore.
If a home has been sitting on the market, buyers may have an opportunity to negotiate price, closing costs, repairs or other terms.
But negotiation should be based on the numbers—not emotion.
Look at comparable sales. Look at condition. Look at days on market. Look at the monthly payment.
The asking price is simply the starting point.
For sellers, this is not the time to panic because a property doesn't receive an offer immediately.
It is also not the time to price a home based on what the neighbor received months ago.
Today's market requires accurate pricing, strong presentation and consistent marketing.
If the numbers say the property needs a price adjustment, make the adjustment strategically rather than waiting until the listing becomes stale.
The goal isn't to get the highest possible asking price on paper.
The goal is to achieve the best possible result based on today's market.
Real estate isn't a straight line.
Rates move. Inventory moves. Prices move. Buyer demand changes.
The people who navigate these markets successfully aren't necessarily the ones who predict every change.
They're the ones who understand their numbers, stay flexible and make decisions based on current market conditions.
Don't panic. Get informed.
Buyers: know your monthly payment, understand your purchasing power and look for opportunities.
Sellers: know your home's actual market value, understand the competition and price strategically.
Rhode Island still has limited housing supply, and prices remain elevated. But buyers have more options than they did during the tightest part of the market, while sellers need to be more strategic about pricing and presentation.
The market is changing. That doesn't mean you should stop. It means you should adjust your strategy.
