For those of you keeping a close eye on the housing market, you’ll be happy to hear that the active inventory has ticked up to 2.2 months. While this might not sound like a lot, it’s actually the most abundant inventory we’ve seen since September 2020. So, what does this mean for you? Simply put, more options if you’re on the hunt for that perfect home.
The median sale price for a single-family home in Rhode Island has climbed to $494,000, marking an impressive 11.6% increase. If you’re a homeowner, that’s great news as your property value has likely appreciated. For buyers, it means acting fast and staying informed to snag a good deal before prices potentially climb higher.
Here’s where things get a bit more nuanced. The number of sales has dropped by 19.1%, with 675 homes sold. While fewer transactions are happening, it’s not all doom and gloom. This dip in sales could be a reflection of buyers taking their time to find the right property amidst rising prices or simply a seasonal slowdown.
Pending sales, a key indicator of future closed sales, are also down by 2.1%, totaling 1,047. Although still critically low, this decrease isn't too drastic and suggests that while demand remains robust, buyers and sellers are possibly recalibrating their strategies in this changing market.
Interestingly, June has brought a bit of a silver lining with the supply of single-family homes growing. This uptick is a sign that more sellers are entering the market, possibly motivated by the rising home prices. For buyers, this growth in supply might ease some of the competitive pressure and provide more opportunities to find that dream home.
