The Rhode Island housing market continues to show strong activity this summer, with key indicators pointing to a competitive environment for both buyers and sellers. Let’s take a closer look at the latest numbers for July 2025 and what they mean for you.

The median sale price of $505,000 reflects continued stability in Rhode Island’s housing market. While prices remain high compared to recent years, this slight adjustment from June suggests the market is finding balance. Sellers can still expect strong returns, while buyers may find a bit more breathing room as inventory grows.
With 816 homes sold in July, closed sales remain strong. This indicates steady buyer demand, even with higher interest rates still in play.
Meanwhile, 937 pending sales highlight ongoing buyer activity heading into late summer and early fall. For sellers, this means buyers are still actively writing offers, while buyers should be prepared to compete, especially for well-priced homes.
Inventory continues to improve, with 2.7 months of supply now available. While this is still considered a seller’s market (balanced market is typically around 5–6 months of supply), it’s a positive sign for buyers who have more options today than they did a year ago.
