The latest statistics reveal a market defined by steady price growth and an ongoing inventory crunch.
Median Sales Price: $505,000 — Up 5.2% year-over-year.
Number of Sales: 533 — A 9.5% decrease from November 2024.
Pending Sales: 771 — Down 4.8%.
Months’ Supply of Inventory: 2.3 Months — Firmly a Seller’s Market.
Days on Market: 35 Days — Homes are staying on the market slightly longer (up 9.4%).
In a balanced real estate market, there is typically a 5-to-6-month supply of homes. With only 2.3 months of inventory currently available in Rhode Island, we are still seeing significantly more demand than supply.
Even though the number of sales is down, the rise in median price to $505,000 proves that buyers are still willing to pay a premium for the right property.
Why sales are down: The dip in volume isn't due to a lack of interest, but rather a lack of available homes for sale.
