NEW 2026 Rhode Island Homebuyer Program: RI AnchorHome (Everything You Need to Know)

A major new opportunity for first-time buyers in Rhode Island — and how I can help you access it

Buying a home in Rhode Island has become more challenging in recent years, especially for first-time buyers facing higher interest rates and rising home prices. But now the state is stepping in with a brand-new program designed to make homeownership significantly more affordable.

On December 4, 2025, Rhode Island launched RI AnchorHome, a pilot affordable homeownership program that offers lower mortgage rates, no PMI, and financial assistance. This is one of the most impactful programs to help buyers since 2020 — and it may help many families finally purchase their first home.

Here’s everything you need to know.

✅ What Is RI AnchorHome?

RI AnchorHome is a new state-backed mortgage program created to support first-time homebuyers purchasing a primary residence in Rhode Island.

According to the Rhode Island Office of the General Treasurer, the program provides:

✔️ 30-year fixed-rate mortgage

With starting interest rates around 3.99% (subject to market conditions).

✔️ No Private Mortgage Insurance (PMI)

This alone can save buyers $150–$350/month depending on loan size.

✔️ Down Payment & Closing Cost Assistance

Buyers may qualify for financial support to reduce out-of-pocket expenses.

✔️ Homebuyer Counseling

Ensures buyers are financially prepared and confident throughout the process.

🏦 Participating Lenders

AnchorHome is a pilot program, so only specific lenders are authorized to offer it:

  • Navigant Credit Union

  • Centreville Bank

  • BankNewport

Buyers must use one of these lenders to receive AnchorHome benefits.

🌟 Who Qualifies for RI AnchorHome?

Eligibility may vary by lender, but generally buyers must:

  • Be first-time homebuyers

  • Purchase a primary residence in Rhode Island

  • Meet program income and credit requirements

  • Complete homebuyer education/counseling

If you're unsure whether you qualify, I can help you review your situation in minutes.

💰 Other Rhode Island Homebuyer Assistance Programs

In addition to AnchorHome, buyers may qualify for other financial assistance programs, including:

1. FirstGenHomeRI – Up to $25,000 for first-generation buyers

My role is to help you determine which programs offer the largest savings for your situation.

🧩 How I Help You Access These Programs

Navigating homebuyer assistance programs can feel overwhelming — but this is where I guide you step-by-step.

1. Eligibility Review

I help verify:

  • Income limits

  • Credit guidelines

  • First-time buyer requirements

  • Loan and property rules

2. Connect You With AnchorHome-Approved Lenders

Since the program is limited to specific lenders, I help match you with the right loan officer at:

  • Navigant Credit Union

  • Centreville Bank

  • BankNewport

3. Explain All Available Programs

AnchorHome may not be the only or best program for your situation. I compare:

  • Down payment assistance

  • Grants

  • Interest rates

  • Loan limits

4. Guide Your Pre-Approval & Homebuyer Counseling

I ensure you complete every step properly and on time to maximize your benefits.

5. Only Show You Homes That Fit Program Guidelines

Programs require properties to meet loan standards. I help you shop smart.

6. Support From Search → Offer → Closing

I coordinate with lenders, attorneys, and sellers to make sure everything is correct — especially the program benefits.

🚀 Why This Program Matters for 2026

A fixed rate around 3.99% with no PMI can dramatically reduce a buyer’s monthly payment — making homeownership finally possible for many RI families.

Because AnchorHome is a pilot program, funds may be limited and demand will be high. Early buyers will benefit the most.
